Pretoria Moot is North of central Pretoria. It is bordered by Meintjieskop to the south and Skurweberg or Vlakkopies to the north.

Suburbs in The Moot consist of, but are not limited to, the following: Capital Park, Colbyn, Gezina, Kilner Park, Moregloed, Queenswood, Rietfontein, Rietondale, Riviera, Villeria, Waverley and Wonderboom South.

Colbyn, Moregloed, Queenswood, Rietondale, Villieria and Waverley are the centrally located suburbs, which seem to be setting the sought after trend in The Moot.

The Moot area has a strong sense of community, with generations returning to live in the unique ‘urban village’ setting. The current Home Owners and Residents Association strive to maintain the restful atmosphere and currently employ a private security company, on behalf of the residents, to aid with crime prevention. This is proving to be effective and is supported by the South African Police. This unique atmosphere and the semi – rural setting of the suburb contribute strongly to its ongoing popularity and good capital growth. A further unique factor is the Academic Hospital which is located 3km from the area. A number of specialising doctors leave and arrive annually and seek to buy property close to the hospital for the period of their specialisation.

Lifestyle in The Moot
The Moot area is a safe, well-established suburb which has had an influx of art/bistro styled eateries and bars after the influx of younger professionals moving and settling into the area. This transformation has added a much needed up-liftment into the area. The Moot has become a “need to be area”, especially with the younger crowd – those studying in the nearby university, or the young family looking for a safe and quiet place to start raising their children. There are multiple schools and shopping centres in the immediate area, which is a big draw factor.

Development Possibilities
With very few new developments or properties available to purchasers, due to the fact that there is limited vacant land available, purchasers in the area are limited to existing properties. The shortage of vacant land, along with the fact that new developments in the area are scarce, prices of cheaper homes requiring revamps and renovations, will most likely see an increase in value.

The large majority of properties in the Moot are older, freestanding homes that are situated on large stands, some as big as 2 500m2 in extent. Many of the current homeowners have been living in the Moot for several years and have paid off their bonds and can now afford to renovate their homes extensively. This has been a trend that has developed in the area, along with subdivisions of properties. Often the only way that new purchasers are able to build on a piece of vacant land, is by purchasing a portion of subdivided property from an existing homeowner.

Property Prices and Future Outlook
Home prices are on the rise and they are set to escalate further in the near future due to a shortage of land for new development to meet increasing demand. Homeowners in the main trend setting suburbs of Villieria, Waverley, Rietondale and Queenswood, can confidently expect growth of around 18 to 20 percent in the coming years; far above the expected national average.

Purchasers in the area typically request homes with additional flatlets in order to accommodate retired parents or children just starting out in their career.
Students looking for cheaper accommodation than that available in the areas nearest to the Tuks campus are also flocking to the Moot. Investors were quick to spot this trend and many of the large old homes have been turned into communes, with single rooms now commanding rentals of between R2 200 and R4 300/ month.

Entry-level prices start at around R300 000, which will buy a bachelor flat suitable for students. Some smaller homes are still available from around R850 000 but most three-bedroom, two-bathroom homes now sell for prices of R1 000 000 and more. The average starts at around R1.2 million if the property includes a flat. Prices for vacant stands where available on offer, range between R390 000 and R1 000 000.

Rental Market
The rental market in Pretoria tends to benefit from the high number of embassies and trade missions in the area, which are always in need of quality accommodation for staff members. Single rooms in communes or flat shares as well as garden cottages achieve monthly rentals of between R2 200 to R5 000. Sectional title units offering 2 – 3 bedrooms rent for around R4 000 – R10 000/ month. Average family homes, offering three bedrooms, two bathrooms, two living areas and a double garage, achieve around R8 000 – R17 000/ month, depending on the location and quality of finishes.

Rental yields have performed between 8 and 9,5% over the past five years, thanks to stock shortages and the many amenities in the area, including A Re Yeng, Tshwane’s new bus rapid service.

Even though a constrained economy and tough financial climate has affected many consumers’ ability to qualify for home loans, the rental market has picked up the during 2015, and will continue to remain strong throughout 2016. The interest rates, which have an impact on consumer spending and homeloan finance affordability, will remain in an upward cycle during 2016.
